PLANNING YOUR PROJECT
Planning your project is the most important phase in the development of your finished
design, at this stage it is advisable to consider the following:
NEW HOUSE BUILD
- Searching for a plot of land, initially involves working out the size of plot you
require, the searching for land which either possesses outline Planning permission,otherwise
if you believe a plot to be suitable for you then your first point of call is the
Local Authority Planning Department for which you should attempt to request a site
visit, although this may be difficult due to their work commitments, so be prepared
to carry out some legwork for which you will have to arrange an appointment with
the Planning Officer at their place of work preferably armed with a current Ordinance
Survey map of the site and surrounding area and some sketches to show what you a
intending to build, be prepared to be requested to prepare an outline application,
this will be dependant on an agreement with the vendor selling the land for which
the sale is held pending Outline Planning permission, this will require discussions
with the Estate Agent selling the plot (if any), the vendor and a Solicitor to prepare
an agreement, this may entail a time limit. It is at this point that unless you have
the expertese you should employ an Architect and or Planning Consultant to prepare
your scheme and details for the Outline Planning Application.
- Purchase your site, as most will know this should be done with the aid of a Solicitor,
it is also advisable to show your intended scheme to a local Estate Agent prior to
purchase, if your development is for resale and to get some idea of the potential
worth of the completed property and profit you could make, this may require a more
in depth costing from a Surveyor especially if finance or Mortgage is required.
- Size of plot (see section on Your plot) the fundamental implication in purchasing
or building on a parcel of land owned by the developer or self builder is your requirements
and lifestyle needs (see section on Your requirements). The first consideration is
spatial arrangements eg. number of bedrooms and size as is the same for each room
in your new house, amount of land for garden, garage, driveway etc.
