Primarily this area is always site specific in that you will be limited to the area allowed for building, converting or extending on the site by Planning constraints, Building Regulations, local issues, type and scale of surrounding properties, vernacular issues, conservation, National Park and Inner City Planning and environmental requirements.
FDS Architectural approach the initial stage of design by visiting the site or Clients property to view, measure and discuss the Clients requirements, from this first visit there will be an assessment ‘based on experience’ of whether there will be any design issues, under most circumstances this assessment can be determined.
Some schemes may not require Planning if they are below the area allowed for Permissible Development this is Particular to the location of the development which differs between National Parks, Conservation Areas, Local Authorities, City Councils and whether the property is listed and at what grade, and will also be adjusted and offset against previous development. Determination can also be made by liasing with the relevant Authorities and governing bodies including the Environment Agency for Flood Zone guidance, Highways Department for roads, pavements and access issues, Building Control and Environmental Health for Fire,escape and refuse information, the County Council.
Other issues to address are the limitations of services to and from the site such as how near is the development are the mains services e.g., foul drains or is a septic tank or water treatment system required, surface water drains or soak away, mains electricity supply and location, water supply and location and does it require purification, availability and restriction of access to and from the site and does this require upgrading, distance from existing property and boundary issues, ground conditions ‘infill sites’ etc., light restriction to neighbouring property, flood zone problems and refuse storage.
Once the assessment has been made it is sometimes necessary to send in details of your intentions for the development in the form of an Enquiry or further to this for New property an Outline Application will be Placed with the relevant Authority, only after all assessments have been made can a design be commenced for which FDS Architectural can produce a full computer generated 3 Dimensional Representation of your scheme which can be shown as a fly over, walk through, and printout at any angle or view showing any level of detail including brick walls, stairs, doors, window types, furnishing, wall colours and papers, fire places, kitchen and bathroom furniture including sectional views at any angle, it ‘put simply’ brings your dream to life and aids your understanding of the design FDS uses the Tool for presentation purposes with the Local Authority and Developers.
