BUILDING REGULATIONS
As with all applications for Planning Permission the ultimate design will have to be created to comply with current Building regulations as a design acceptable for Planning approval may no meet the requirements of the Building Regulations.
The Building regulations are controlled by Building Control being part of the Local Authority and usually based within the councils offices, the are responsible for checking that the plans adhere to current regulations for health and safety, conservation of fuel and power, disabled facilities.
The application for Building regulations can be made as follows:
Full plans
A prescribed fee is paid and submitted with usually two copies of the plans, application form, ordinance survey layout plans at 1:1250 and any accompanying Structural Engineers reports and calculations for steelwork, retaining walls, unusual wall and roof designs, raft foundations etc, suppliers details and calculations for roofs, lintels, ‘U’ values, septic tanks, fuel storage vessels, flues etc,.
Following the checking and approving the drawings a notification letter and the stamped plans will be forwarded to the client or their agent along with a commencement and completion certificate, from which work can commence on your development 48 hours after making an application for Building regulations approval or issuing a Building Notice, following plan approval a further fee payment will be due for future inspections, with a Building Notice the Plan and Inspection fees are paid on submission of the Notice and is limited to minor works only.
With Full Plan submission their must be detailed plans of your development with full specifications of the materials used and for new builds, barn conversions and certain extensions there is a requirement that heat loss calculations be made to comply current regulations and legislation for which the development shall attain the current rating value for the property type. The drawings could require amendments if this is the case the client or their agent shall be notified, stating the areas to be addressed for which the client or agent will be given the opportunity to amend the drawings and send back the altered drawings for approval.
Building Notice
The Building Notice form and fee should be sent to Building Control along with a site plan, it is intended for minor works only and a one off fee is payable being at the same rate as a Full plans submission and inspection fee, it should also be noted that unlike a Full plans approval any new regulation must be taken into consideration whilst proceeding with the development, whereas with the Full plans approval so long as the development is commenced within the prescribed period from approval there can be no amendments to design or materials.
